Acquire Group Homes

Products & programmes

Everything we make,
in one place.

The written library, the consolidated vaults, the twelve-week Accelerator and the recurring Council. Each product solves one part of the business — pick the part you are actually stuck on.

Everything here is business education. It is not legal, tax, medical or licensing advice, and structure availability varies by state and by deal.

If you are new here

Start with the $27 door, not the $9,997 one.

Almost everyone should begin with the starter operating system. It is deliberately inexpensive because it is the honest test of whether this business is for you.

The written library

One subject. One resource. One decision each.

These are working documents, not ebooks. Each one covers a single decision or system, in the order you will actually face it.

Group Home Deal Control™ Master Field Guide

Preeminence Edition

The reference volume: the full Deal Control™ method from market assessment through to exit, in the order the decisions actually get made.

The 7 Control Points™ Workbook

The seven variables that determine whether an opportunity is real, worked through as an exercise rather than read as theory.

Deal Control Calculator™ / Underwriting Workbook

The underwriting companion — revenue per bed, break-even occupancy and maximum property payment, with the inputs written down.

Perfect Group Home Property Scorecard™

Fifteen factors that decide whether a specific house is a candidate, scored before an offer is made rather than after.

Landlord Conversion Scripts & Owner Offer Kit™

The owner conversation end to end — the language, the objections, and the written offer that follows the call.

Population & Payer Profit Playbook™

Matching a population to the mechanism that actually pays for its housing, which is the decision everything else depends on.

Referral Machine Builder™

Building the organisational relationships that fill beds, from first contact through to a repeatable placement pipeline.

Creative Deal Control Structures Field Guide™

Master leases, lease-options, seller financing, land contracts, joint ventures — what each one is, and when each one fits.

90-Day Deal Control Launch Planner™

The first ninety days sequenced week by week, so the business opens on a plan instead of on a feeling.

Deal Review Casebook™

Worked deal reviews showing how the framework applies to real underwriting decisions.

These resources are bundled into the vaults below and into the Accelerator. If you intend to work through more than a couple of them, the bundles are the cheaper route.

Consolidated vaults

Bundles, grouped by the problem you are solving.

A vault is not a discount bin. Each one collects the resources an operator needs for one phase of the business, so you are not buying across five products to solve one problem.

Deal Control Starter Vault™

The entry bundle: the framework, the workbooks and the first tools, for an operator starting from nothing.

VIP Deal Control Experience™

The Accelerator plus direct implementation access — the highest-touch version of the programme.

Owner Conversion Vault™

Everything in the property-owner lane: the proposal kit, the scripts, the offer structures and the objection handling.

Deal Analyzer War Room™

The analytical stack — the calculator, the scorecard and the underwriting workbooks together.

Referral Machine & Payer Vault™

The demand side: referral building, payer mapping and the occupancy system that keeps beds filled.

Creative Deal Control Vault™

The acquisition library — every structure, every field guide, every negotiation asset in one place.

Operate & Scale Command Vault™

The operations stack for running a house and duplicating it: systems, staffing, documentation and scale.

Acquire Group Homes™ Core Course Resource Vault

The consolidated resource library accompanying the core curriculum — hundreds of pages of working material.

Programmes

When self-study is not the constraint.

The material is the easy part. These are the tiers for operators who need the work done with them, on their actual deals, on a schedule.

The programme

Group Home Empire Accelerator™

$9,997

Twelve weeks of implementation — a weekly build lab, a weekly deal room where you bring live opportunities, and a weekly accountability call on the numbers.

Highest touch

VIP Deal Control Experience™

$15,000

The Accelerator with direct implementation access — your structures and your underwriting reviewed as you build them rather than after.

Done with you

Private Implementation

$25,000+

We build it inside your business — systems, documents and acquisition process installed with your team, not taught to you.

These are application products. The Accelerator and above are not add-to-cart purchases — they are sold by application so that both sides can judge the fit before money changes hands.

Ongoing

The Operator Growth Council™

A recurring room for operators who are already running houses and want to compare real numbers with people doing the same thing.

Monthly deal room, referral strategy, compliance updates, acquisition analysis, property reviews, house economics, operator networking, a vendor directory, and new forms and templates as they are produced.

$197/ month · or $1,997 / year
  • Monthly deal room — bring a live opportunity and have it worked
  • Referral strategy — how other operators are filling beds right now
  • Compliance updates as state requirements change
  • Acquisition analysis on structures members are actually using
  • Property reviews before members commit capital
  • House economics compared across operators and markets
  • Vendor and resource directory maintained by the member group
  • New forms and templates added as they are produced

Course delivery

The curriculum, wherever you take it.

Programme material is delivered through our course platform. The seventeen-module structure is published openly on the curriculum page — the delivery link below is where enrolled students access it.

Questions

Before you buy.

Where do I actually buy these?+
Checkout runs through our cart provider. If a product's checkout link has not been connected yet, the button on that product will take you to an enquiry form instead — you will never be sent to a link that does not work.
Are these physical books?+
No. Every product in the store is a digital resource — PDF guides, workbooks and calculators you download and keep. Nothing ships.
What is the difference between the written library and the vaults?+
The library items are single-subject resources, one decision or one system each. The vaults are bundles that group related resources for an operator working on one part of the business at a time.
Is any of this legal, tax or licensing advice?+
No. Everything here is business education. Structures, licensing thresholds and tax treatment vary by state and by deal, and none of it is a substitute for qualified legal, tax or licensing counsel.
Do the products include the Accelerator?+
The written library and vaults are self-study. The Accelerator is the twelve-week implementation programme, sold separately, and the VIP and Private Implementation tiers are its higher-touch versions.
