A corporate lease puts the agreement with your company rather than with you personally. It reads as an organisation to the owner, separates liability, and is the structure that scales past one house.

A master lease-option fixes today's price while you lease today. If the operation performs, you exercise. If it does not, you walk — having paid only the option consideration, never a down payment.

Seller financing replaces the bank with the owner. Down payment, rate, amortisation and balloon are negotiated face to face. Often the right answer for an owner who wants income rather than a lump sum.

An installment sale or land contract lets you take possession and operate now while title transfers at the end of the payment period. The most heavily regulated structure in the set — local counsel, without exception.

Every structure in this cheat sheet is a legitimate arrangement when it is used appropriately and disclosed honestly.

  • The intended use of the property must be permitted at the address and disclosed to the owner
  • Licensing follows who you house and what services you provide — not what you call the house
  • The owner's mortgage, insurance and HOA restrictions still apply to the actual occupancy and use
  • Installment sales, land contracts and seller financing are regulated differently in every state

If a structure only works because someone is not being told the truth, it is not a deal. It is a liability waiting to happen.
