In development. This page describes what is being built and what it will and will not do. It is not a working product yet, and we are not going to pretend it is.

Five layers

An operating system, not a chatbot.

Each layer removes a specific kind of work from the operator's plate. They are being built in the order that removes the most work first.

Generates the operator's working documents — house rules, resident agreements, intake packets, inspection checklists, landlord proposals — from answers you give once, so the paperwork stops being the reason a house does not open.

Research Layer

Turns a county and a population into a structured research plan: which agencies to contact, which questions to ask, which payer mechanisms to verify. It produces the questions, not the conclusions.

Compliance Layer

Tracks the verification items that must be resolved before a property is committed — zoning, occupancy, fire, insurance, licensing applicability — and shows what remains open.

Runs the underwriting models — deal control, break-even occupancy, property score, pre-launch score — against a specific house and a specific payer.

Hard limits

Four things it will never do.

These are product decisions, not caveats. An operator who trusts a machine with any of these four is running a business on a foundation that will eventually fail.

It will not tell you whether you need a licence.

Licensing is a legal determination made by a state agency based on who you house and what you do. No automated system should ever produce that answer, and this one will not pretend to. It routes you to the authority.

It will not produce legal documents.

It produces operating paperwork — house rules, intake forms, checklists. Leases, options, land contracts and anything with legal consequence must be drafted or reviewed by a licensed attorney in your state.

It will not promise anyone will place a resident.

Referral organisations make their own decisions for their own reasons. Software can organise a relationship. It cannot manufacture one.

It will not fabricate a market number.

Where it cannot source a figure, it will show you the question to go and ask, and who to ask. A confident invented number is worse than no number.

The human layer

Software organises work. It does not do the work.

Everything this system produces still has to be carried somewhere by a person — into a licensing office, a planning department, a case manager's office, a landlord's kitchen table.

The system makes you faster at the parts that scale. It cannot make the parts that require a relationship unnecessary.

You still make the calls

The system tells you who to call, what to ask and what you were told last time. It does not replace the conversation.

You still verify the law

Every regulatory question the system surfaces routes to a named authority. The determination comes from the agency, not the software.

You still sign the documents

Generated paperwork is a starting draft for your attorney and your signature — never an executed legal instrument.

You still own the outcome

Occupancy, compliance and resident wellbeing remain operator responsibilities. No tool changes that.
