Acquire Group Homes

The platform

The Acquire Group Homes
Operating System™

Most shared-housing education teaches you how to operate a house. This system teaches you how to control the entire opportunity — twenty divisions covering everything from population selection to exit, in the order they have to be built.

Education, business systems and real-estate strategy. Not legal, medical, licensing, tax or Medicaid advice.

What this actually is

A course gives you information. A system gives you a business.

You can finish a hundred hours of video and still not be able to answer the two questions that decide whether your house works: who pays, and who refers. Those are not knowledge gaps. They are structural gaps.

The Operating System™ is organised as twenty divisions because that is what a housing business is actually made of. Each division answers one question and produces one document. When you can produce all twenty, you have a business that can be duplicated, financed, diligence-checked and eventually sold. Until then, you have a house and a job.

Why divisions instead of modules

  • A course teaches you about the business. A system decides what your business does on a Tuesday.
  • Twenty divisions means the gaps are visible. Most operators discover their gap — usually payer or referral — after they have signed something.
  • Every division produces a document. If it only produced a video, it would not be a system.
  • The divisions are ordered because the sequence is the strategy. Payer before property. Referrals before vacancy.

The master system

Find It. Control It. Fill It. Operate It. Scale It.™

The twenty divisions roll up into five movements. This is the sequence — and the sequence is the whole point.

01

Find It

Population, demand, payer and referral sources — researched before a property is even looked at. Most people start with the house. The opportunity is not the house.

Divisions 1–6

02

Control It

Master lease, option, lease-option, seller financing, joint venture or conventional purchase — the structure that fits the deal, with the intended use disclosed.

Divisions 7–9

03

Fill It

The Referral Machine™, built before the doors open. Institutional relationships, qualification, intake and placement — not advertising into a vacancy.

Divisions 10–11

04

Operate It

House rules, staffing, financial controls, risk management and resident experience — the systems that make the house run the same way without you standing in it.

Divisions 12–17

05

Scale It

Duplicate what worked. Centralise what should be central. Build something with value independent of any single house.

Divisions 18–20

The twenty divisions

Everything your housing business is made of.

Each division answers one question and produces one working document. Read them in order — they are sequenced the way they have to be built, not the way they look best on a curriculum page.

01

Opportunity Intelligence™

Where is the opportunity, and is it real?

A researched market position: who needs housing here, what it currently costs to serve them, and where the unmet need sits.

02

Population Selection™

Who exactly are we housing?

A named population, a stated service model, and the property and staffing requirements that follow from it.

03

Payer Intelligence™

Who actually pays, how much, and how reliably?

A written funding path per bed type — rate, authorisation, timeline, documentation and what happens when it stops.

04

Regulatory & Licensing Navigator™

What rules apply to this model in this state?

A documented regulatory position — state licensing, local approvals, occupancy, building and fire — confirmed with the authority that governs it.

05

Market Validation™

Do the numbers and the demand hold up locally?

Sourced evidence of demand in the specific county, not a national statistic used as a substitute for one.

06

Perfect Property Intelligence™

What property configuration does this model require?

Written property criteria — bed count, bath ratio, accessibility, parking, proximity to referral sources, and turnover cost.

07

Deal Control™

How do we control the right property?

The control structure that fits the deal — master lease, option, lease-option, seller financing, JV, or conventional purchase.

08

Property Owner Conversion™

Why would an owner say yes to this use?

A disclosure-first proposal an owner can take to their own counsel, with the intended use, responsibilities and exit stated plainly.

09

Capital & Financing™

What funds the fit-out, the deposits and the reserve?

A capital stack sized against real launch costs — not just the acquisition price.

10

Referral Machine™

Who sends us residents, and why us?

A working pipeline of named organisations, contacted and qualified before a bed is available.

11

Admissions & Occupancy™

How does a referral become a resident?

A screening and intake workflow that protects both the household and the referral relationship.

12

House Launch™

What has to be true on day one?

A launch checklist covering safety, furnishing, documentation, signage, access and the resident welcome.

13

Operating Systems™

How does the house run the same way without you?

Written house rules, routines, escalation paths and documentation that survive your absence.

14

Staffing & Management™

Who does the work, and how are they accountable?

Role definitions, coverage expectations and a management layer that can hold a second property.

15

Financial Management™

Do we know where the money actually goes?

Separate books per property, a real expense ratio, and a reserve sized to survive a vacancy period.

16

Risk Management™

What could take this house down?

Insurance written for the actual use, incident documentation, and a written response for the realistic failure modes.

17

Resident Experience™

Why does a resident stay, and why do they refer?

A household that stays longer, turns over less, and becomes the proof that wins the next referral.

18

Growth & Portfolio Scaling™

What changes when this is house two?

A duplication plan: what is copied, what is centralised, and what breaks first.

19

AI & Automation™

What should never be done by hand again?

Assisted research, screening, drafting and reporting — with every regulated or eligibility decision held for human review.

20

Exit, Equity & Wealth Creation™

What have we actually built?

Something with a value independent of the house — systems, documentation, contracts and a business a buyer could diligence.

Notice that divisions 1 through 6 all come before the property, and that nine of the twenty are operations rather than acquisition. That ratio is deliberate — it reflects where operators actually fail.

The signature framework

The Acquire Method™

Seven letters that carry the entire methodology. Every product, every coaching call and every deal review on this platform runs back through this sequence.

A

Assess the market

Where is the unmet housing need, and who is already trying to serve it?

C

Choose the resident

Name the population. That single decision drives licensing, staffing, funding and property.

Q

Qualify the model

Determine the regulatory pathway and the payor before committing capital.

U

Underwrite the house

Break-even occupancy, expense load and margin per bed — on a realistic month.

I

Install the referral pipeline

Build the demand channel before the property, not after the vacancy.

R

Regain control of the real estate

Control the property through the structure that fits the deal.

E

Expand the system

Duplicate the economics and the systems, not just the house.

What runs underneath it

Twenty divisions, seven control points.

The divisions are the work. The 7 Control Points™ are the test. Before any acquisition, a deal has to answer who is served, what is provided, who pays, what rules apply, who refers, what property is required, and whether the economics survive.

That is the difference between this platform and a course about opening a house. The house is one output of a system. The system is what you are actually building.

Open the 7 Control Points™

The discipline

The money is not made when you buy a house.

The money is made when you control the right opportunity.

A person should not acquire a property merely because it has bedrooms. The opportunity passes the control points first — or it does not pass.

Implementation assets, not hours of video

Every division produces a document. Collectively, they are the Tool Vault™.

Population selectors, payer matrices, regulatory navigators, deal calculators, referral scripts, admissions workflows, KPI dashboards and a portfolio pipeline. The system ships with the artefacts that make it repeatable.

The gate

Do not buy the house yet.

This is not a slogan. It is the point at which the majority of operators make the mistake the rest of their business is built on top of. Verify these eight things first:

01

Population

02

Service model

03

Payer

04

Referral demand

05

Licensing

06

Zoning / use

07

Property requirements

Only then — CONTROL THE PROPERTY.™

The public curriculum

Forty modules. Twenty divisions. One business.

The Operating System™ curriculum walks every division in sequence — from Group Home Business Models through Master Leasing, the Referral Machine™, Operating Systems, and scaling from one house to ten.
