Operators meeting around a conference table reviewing deals

Control point 7 — Scale & Exit · Recurring operator community

Acquire Group Homes™Operator Growth Council

For operators who already have a house — or several. A monthly deal room, compliance updates, acquisition analysis and a room full of people running the same business in different markets. Scaling is not doing more of house number one — it is rebuilding every control point so it holds without you in the room.

Membership is ongoing. Cancel anytime — no long-term contract.

Who this is for

You have a house. Now what?

Most operators solve the first house and then discover the second, third and fourth bring entirely new problems — management, staffing, reserves, compliance in a new jurisdiction, and a referral pipeline that has to grow with the portfolio.

The Growth Council is where those problems get worked on every month, with people who are a house or two ahead of you and people who are a house behind.

It is not a course. There is no curriculum to complete. It is an ongoing working group with a deal room, a compliance brief, and peers who will tell you honestly when a property is a mistake.

What you get every month

Eight things the Council does continuously.

Monthly Deal Room

Bring live master-lease, option, seller-finance and JV opportunities. The group and the founder work through the economics and the structure.

Referral strategy

Ongoing work on the relationships that keep beds full — who to approach, what they need, and how to become a preferred placement.

Compliance updates

Changes in licensing, zoning treatment, fair housing and recovery-residence regulation, explained in plain language as they happen.

Acquisition analysis

Structured review of deals you are actually considering — before you sign, not after.

Property reviews

Bring a house you are looking at. The group assesses whether it can legally and practically support your model.

House economics

Occupancy, break-even, cost per house, reserves and margins — benchmarked against other operators in the room.

Operator networking

A room of people solving the same problems. The most common source of referrals and partnerships in the group.

Vendors & resources directory

Insurance, legal, accounting, inspection and maintenance providers used by other operators in the network.

You will get the most from this if

You are operating, not still deciding.

  • You have at least one operating house, or a property under contract
  • You have real numbers to bring to the room
  • You are actively looking at additional properties
  • You want your deals reviewed before you commit, not after
  • You are willing to share what you have learned with the group
  • You want a compliance brief that keeps up with the field

Start somewhere else if

You are earlier than that.

  • You have not chosen a population or model yet — start with Group Home Secrets™
  • You need the real-estate strategies explained properly — start with Deal Control Secrets™
  • You want the full implementation sequence with weekly labs — the Accelerator™ is the right fit
  • You are looking for a licensing determination — only your state can give you that

I understand Acquire Group Homes™ provides education, consulting, business systems and real-estate strategy — not legal, medical, licensing, tax or Medicaid advice.

Control point 7 — Scale & Exit

House number two breaks the system that made house number one work.

Almost every operator can run one house on personal effort. That is precisely why the second house fails. Everything that worked because you were personally holding it has to be rebuilt as a documented system before it can be duplicated.

Management that is not you

House managers, escalation standards and the decision rights you are willing to hand over. Until that exists, your portfolio is capped at what you can personally supervise.

Documentation that survives turnover

Intake, screening, house rules, incident records and inspection logs. If it lives in your head, it leaves when you do.

Reserves and real margins

What each house must put aside for vacancies, repairs and slow placement. Operators who scale without reserves fund the next house out of the last one's working capital.

Compliance in a new jurisdiction

A second city, county or state means a second set of rules. Nothing transfers automatically, including the classification questions.

A referral pipeline that grows

Referral relationships do not scale by being asked for more. They scale by building additional source relationships in each new market.

A defined exit

Whether that is selling the operating business, holding the real estate and licensing the systems, or transitioning out. An operator with no exit has an income, not an asset.

This is what the Council exists to work through — with operators who are confronting the same constraints in their own markets, rather than in theory.
